The Gaur City Center is 100% visible, walkable to passers from Gaur city township, NH-24 Highway, Crossings Republik  & the Village Shahberi. So can say that the location of the Gaur City Mall is Excellent.

The Kisan Chowk and Buddha Chowk of the Noida Extension have oversupplied commercial projects.

It is a fact, Gaur City Center is a prime location project but in this prime location, several other prime location Mall type properties also exist such as Gaur City Mall, ATS Kabana High, Galaxy Blue Sapphire Plaza, Galaxy Diamond Plaza, Boulevard Walk Mall, Mahagun Marina Walk, IDI London Mart, Apex Park Square, PKS Town Central, Ufairia Mall, Saya South-X, NX-One, Ocean Golden- i, etc.

All the above-said projects are in the 500-meter radius. So all these projects are creating investment competitions at this location. There is a very big gap in demand and supply. The supply is very high in comparison to the demand for these same types of commercial products/projects/properties at this location of the Noida Extension.

All the above said commercial projects are creating an investment competition at this location. So the investors can face problems in leasing and selling their retail shops, office spaces, studio apartments, serviced apartments, etc. And can face more critical conditions in the future.

The Maximum Mall or Mall type properties are not the good and safe investment options in the Ghaziabad, Noida and Greater Noida area. The maximum investors who invested in Mall type properties are in 99% loss.

Actually, only a few Malls is running fine in Ghaziabad, Noida, and Greater Noida area such as Shipra Mall, GIP Mall, DLF Mall of India, etc otherwise all other Mall type properties are the investment of 99% loss.

If construction/possession of the Gaur City Center is completes in set time frame or on before set time frame or on before other surrounding commercial projects of this location, than this commercial project may give excellent returns to investors because at present there is no ready to move mega commercial project at this location of Kisan Chowk, (Gaur Chowk) Noida Extension (Greater Noida West) to cater shopping, entertainment and other retail needs for nearby residents.

The Gaur City Centre is probably not the right choice of investment for those who are looking for ROI in the next year or so. Given the doubts surrounding the possession date, there may not be a real appreciation of value for resale in a year. In fact, investors who are trying to make a sale of their property in the Gaur City Centre are now struggling to reach their initial investment. Despite having brought their prices down, there aren’t any takers to buy these properties.

    • Actually, the mall which is up for sale gets defective. Only those malls are working fine which has more than 75% stake for self-use.

      Actually, big brands want bigger space in a single plate and there are so many formalities of terms & conditions such as long lease time frame, lease price acceleration, negotiations in CAM charges, must require several NOC, dedicated bigger parking space, customize security,
      etc. And which is very difficult to arrange for a small or individual investor.

      Only a few Malls is running fine in Ghaziabad, Noida and Greater Noida area such as Shipra Mall, GIP Mall, DLF Mall of India, etc otherwise all other Mall type properties are the investment of 99% loss. because of these malls are not for sale
