The Wave One is situated in the best commercial sector of the Noida, The sector 18 Noida is almost fully developed sector, with all type of transportation facilities like Metro rail and other public transports. The Wave One is corner property and four sides open plot. So can say that the location of the Wave One, sector 18, Noida is very impressive.

At present, the Wave One is under construction. The promised date of possession was in December 2017. The project is already delayed.

Drawbacks | Bad Factors
The Sector 18 Noida is already cross the limit of commercial development many years ago. Now there is an oversupply of commercial projects. There is no need for any new commercial project in this area.

The sector 18 Noida, has oversupplied commercial,  Mall type properties/projects in comparative to demand. Already several big brands Mall is existed in sector 18 Noida, like The GIP Mall, The Center Stage Mall, and The DLF Mall of India etc.

At present the sector 18, Noida is the very crowded place, and parking is a very big problem in this sector. So the investment in this project commercial retail shops is not very fruitful.

Maximum Mall or Mall type properties are not the good and safe investment options in the Ghaziabad, Noida and Greater Noida area. The maximum investors who invested in Mall type properties are in 99% loss.

Actually, only a few Malls is running fine in Ghaziabad, Noida and Greater Noida area, like The Shipra Mall, The GIP Mall, The DLF Mall of India etc otherwise all other Mall type properties are the investment of 99% loss.

The Supply of the commercial office space is also very high in the sector 18 Noida in comparative to demand, already many commercial office space buildings are vacant in the sector-18 Noida.

That there is a big gap in demand and supply, supply is too much in comparison to demand. So the investment in the Wave One office space may not very fruitful.

This project is already delayed by more than two years and may be a delay for more couple of years.

If anyone wants to invest in the Wave one commercial retail shops, our advise choosing ground floor main road facing shops, because all ground floor main road facing shops are properly visible/walkable and approachable for customers/visitors, these ground floor main road facing shops gives excellent returns in near future.

Products & Developer
The Wave One is situated in the commercial sector 18, Noida. This project is under developing by the Wave Infratech Private Limited. It’s a commercial property. This project consists of commercial retail shops, office space, food courts, and multiplex.

Builder Profile
The Wave builder has a good market reputation in the real estate industry. He has successfully handover several residential and commercial projects in Delhi-NCR. But the Wave builder has an extremely poor record to complete their real estate projects in the set time frame.

At present the retail commercial shops are available for sale in Wave One at the price INR Rs. 35K per sq ft on the ground floor, INR Rs 25K per sq ft on the lower ground floor, INR Rs 27K per sq ft on the first floor, INR Rs 24K per sq ft on the second floor, INR Rs 20K per sq ft on the third floor and the office spaces price is INR Rs. 11K per sq ft to INR Rs 13K per sq ft, plus other charges.
The price is very high for investment in the commercial retail shop and office space, but investments in the ground floor main road facing shops give excellent returns.

Lease Price
After possession, the lease price for ground floor main road facing retail shops can be INR Rs 200/- per sq ft to INR Rs 250/- per sq ft per month and the lease price of the office space can be INR Rs 50/- Per sq ft to INR Rs. 60/- Per sq ft per month.

If right now anyone invests in the Wave One, sector 18, Noida, office space, he may get maximum 3% to 4% per annum return in next 3 years after possession, if builder complete this project in the new set time frame

The ground floor main road facing commercial shops of the Wave One can give minimum  of 6% per annum return.

  1. actually, big gap in demand of supply or commercial property in sector 18 noida
    now more investment in sector 18 noida’s any project is not wise including wave one

  2. Price is too higher for investment in wave one mall

  3. Wave one retail shop space is not good for investment, maintenance is too high in Future

  4. Wave silver tower is already vacant, no need of this project in sector 18 noida

  5. Is there any resale in wave one ??

  6. No more office space project in sector 18 noida please

  7. I have invested in an office space in Waves one. just need to know when exactly the property will be handed over.
