Several mega IT-companies campus & commercial projects are just 10-minutes distance from sector 128 Noida such as Bhutani Alphathum, Advant Navis Business Park, Birla Soft, Met-Life, etc.

Prominent institutions and schools are in the closest proximity such as DPS (Delhi Public School), Genesis Global School, Shiv Nadar School, & Footprints Play School & Day Care Creche, etc. JP Hospital is just a 10-minutes away from Mahagun Manorial.

Fact Check 
The Mahagun Manorial has approx 386+ flats on just 3.84-Acre land which is very dense congested. In fact, in a small residential society, more flats disturb residents living. Leaving in congestion attracts several mental illnesses.

If we talk about the park-facing flats of this project, there is no mean of the park-facing units in a just 3.84-acre residential society.

Mahagun Manorial is a concrete jungle in the name of luxury. What is the JAGIR (Manorial) in just a 3-acre land? If you divide 3.84-acre (15539.93 square meters) land into 386 units, you just got approx 40-square meters of land. Is that the definition of luxury?

It is better to invest in the above 10-acre residential projects.

It is probably not the right choice of investment for those who are looking for ROI in the next year or so. There may not be a real appreciation of value for resale in the next couple of years.  Because of a huge unsold residential flats inventory available in several ready-to-move and under-construction projects of Siddharth Vihar. The construction and possession of this project depend on the sale of shops/space so the project may be a delay.

Conclusion
The entry/booking price of Mahagun Monorail is already on the very higher side. If you are buying for self-use, then no comments. But if buying it for pure investment then there may be a chance for very delayed appreciation.
