It is no doubt that the ACE Medley Avenue is an approachable location project but the primary layout design of retail space is very congested. Apart from some ground-floor retail shops all the other floors retail shops are worthless layout design. There are very small corridors on the upper floors and does not feel magnificent.

The project has single-point entry and exits which is also a drawback of this commercial project.

Maximum Mall or Mall type properties are not the good and safe investment options in Noida & Ghaziabad area. The maximum investors who invested in Mall type properties are in 99% loss.

Actually, the Malls which are up for sale get defective. Only those Malls are working fine which has at least 75% stake for lease otherwise all other Mall type properties are the investment of 99% loss. Only a few Malls is running fine in Noida & Ghaziabad area such as Shipra Mall, DLF Mall Of India & GIP, etc. And all the above-said Malls has more than 75% stake for lease only.

The ACE Group has very strong marketing in the Delhi-NCR area. If you are an investor and have money in your bank/pocket to buy commercial property, don’t rely on marketing propaganda. However, things get changed drastically when you go to the market to sell anything or even the same property you bought thinking there is a huge demand for it, the same broker tells you, sir,, there is huge downfall and no buyer is in the market or tells you a rate you won’t afford to sell and bear huge loss. Moral of the paragraph is that don’t believe the builders marketing hype, do your own research or take help of an expert.

A point to be noted that according to our experience the investment in any retail commercial shop/project should be done only when its external structure is visible. Only just looking at the map or in the soft launch or pre-launch stage and investing in it is very risky.

  1. Super Demand!!!I was trying to get into this project and it got sold out in few hrs time... High street 1st floor was like sold out by priority of around 30 only... Infact around 200 people went back with nothing.. Never seen such euphorbia for any property.. However as per admin review, property doesn’t seems worth.. Can any regular investor share some insight on that?

    • Hi Admin, Can you please provide the options available in sector 150 Noida. I dont find any other option except lotus broadwalk which is already shelved and no other commercial land available as per master plan of sector 150..
