Research checked: 26 October 2026. Looking for residential societies in Noida under ₹10,000 per sq ft? Selected resale advertisements still fall below that limit, but the cheapest flat is not automatically the best place to live. This guide compares ten Noida societies using the same denominator: advertised super built-up area.
Scope: This is a conditional shortlist of residential societies in Noida, not a verified safety ranking. The ₹10,000 limit applies to individual resale homes measured on documented super built-up area; it is not a uniform society-wide rate. Noida Extension and Greater Noida are excluded.
How to compare residential societies in Noida below the price cap
Compare the seller’s quoted property price with the documented super built-up area. Do not mix carpet-area rates with super built-up rates or assume a loading percentage. A quoted rate must be strictly below ₹10,000 per sq ft to meet this guide’s limit. The final acquisition budget also needs registration, applicable duties, transfer costs, brokerage, arrears and repairs.
Prices vary by tower, floor, condition and documentation. Reconfirm the exact home’s current asking price and approved area before arranging a purchase.
Residential societies in Noida: resale price comparison for 2026
Compare individual asking-price references using the stated super built-up area. Rates are not society-wide averages or confirmed transaction values. Reconfirm the current quote and documented area before buying.
| Society / Noida sector | Unit | Super area (sq ft) | Asking price | Calculated ₹/sq ft |
|---|---|---|---|---|
| 1. Amrapali Princely Estate / 76 | 2 BHK | 1,090 | ₹95 lakh | ₹8,716 |
| 2. Jaypee Klassic / 134 | 3 BHK | 1,670 | ₹150 lakh | ₹8,982 |
| 3. Sikka Karmic Greens / 78 | 3 BHK | 1,510 | ₹105 lakh | ₹6,954 |
| 4. Amrapali Zodiac / 120 | 3 BHK | 1,325 | ₹128 lakh | ₹9,660 |
| 5. AIMS Max Gardenia Golf City / 75 | 2 BHK | 1,150 | ₹85 lakh | ₹7,391 |
| 6. Supertech Ecociti / 137 | 2 BHK | 1,082 | ₹80 lakh | ₹7,394 |
| 7. Jaypee Greens Kosmos / 134 | 3 BHK | 1,260 | ₹105 lakh | ₹8,333 |
| 8. Gardenia Glory / 46 | 3 BHK | 1,750 | ₹155 lakh | ₹8,857 |
| 9. Paras Tierea / 137 | 3 BHK | 1,565 | ₹150 lakh | ₹9,585 |
| 10. Gardenia Gateway / 75 | 3 BHK | 1,700 | ₹100 lakh | ₹5,882 |
Reading the table: ₹150 lakh means ₹1.50 crore. Rates use super built-up area and exclude additional acquisition costs. These references do not establish a representative price for every flat in a society.
Chart 1: sampled asking rate against the ₹10,000 ceiling
Each full-width track represents ₹10,000 per sq ft, starting from zero. Shorter bars show lower sampled asking rates, not better housing quality.

Living quality: what each society offers and what needs checking
1. Amrapali Princely Estate, Sector 76
Assessment: Metro-oriented family shortlist. The Sector 76 location makes this a practical candidate for buyers prioritising the Aqua Line and established neighbourhood shopping. Compare ventilation, usable rooms and the entrance-to-station route at the actual flat.
Before choosing: Check privacy, daylight, drain levels and dampness at the selected flat. Obtain the individual flat’s registration and transfer records; an occupied Amrapali apartment is not proof that every approval is complete.
2. Jaypee Klassic, Sector 134
Assessment: Expressway-side family shortlist. Consider this development if an Expressway-side location matches work and school journeys. Compare usable room sizes, daylight, parking and the services in the exact occupied tower.
Before choosing: Check the exact tower’s occupation certificate, possession, services and transfer route. Wish Town completion progress is tower-specific [N5]. Inspect water pressure and lift reliability in the chosen tower.
3. Sikka Karmic Greens, Sector 78
Assessment: Value-focused family shortlist. Sector 78 is worth comparing against neighbouring central-Noida sectors for daily convenience. Compare the actual layout, approach road and common-area upkeep before deciding.
Before choosing: Inspect common areas, basement drainage, lifts and actual room dimensions. Do not confuse Karmic Greens with the separate Karnam Greens project.
4. Amrapali Zodiac, Sector 120
Assessment: Sector 120 location shortlist. This is a candidate for buyers whose routine is centred on the Sector 119–122 belt. Test your real school and office journeys and inspect the actual apartment’s outlook and ventilation.
Before choosing: Include compulsory extras before deciding affordability. Personally test peak-hour lifts, water pressure and the route to school or work.
5. AIMS Max Gardenia Golf City, Sector 75
Assessment: Central-Noida convenience shortlist. Its Sector 75 location supports a central-Noida search where neighbourhood shopping and Aqua Line access matter. Identify the exact legal project, block and tower rather than relying on similar project names.
Before choosing: Check the specific block and legal project identity, parking rights, maintenance records and entrance congestion.
6. Supertech Ecociti, Sector 137
Assessment: Conditional Expressway shortlist. Sector 137 is a useful search area for buyers working along the Expressway. Compare family apartments on usable space and services instead of assuming that a low-ticket studio represents the wider development.
Before choosing: A February 2026 report described an order transferring maintenance to the AOA [N4]; verify the present operator, handover completion, accounts and service quality rather than assuming the order solved upkeep.
7. Jaypee Greens Kosmos, Sector 134
Assessment: Conditional; maintenance and approvals need checking. For an Expressway-side search, compare the actual occupied tower, usable rooms, access and present service arrangements. Project-wide completion updates cannot establish the status of an individual apartment.
Before choosing: Kosmos residents disputed proposed maintenance increases in July 2026 [N6]. Obtain current bills, service records and tower approvals. Confirm the chosen flat’s documented area, current asking price and transfer status directly.
8. Gardenia Glory, Sector 46
Assessment: Conditional; fire-safety checks essential. This society offers a Sector 46 alternative to the 7X and Expressway clusters. Compare usable rooms and daylight rather than assuming larger super built-up area delivers proportionately more private living space.
Before choosing: A July 2026 basement fire damaged cars [N3]. Request current fire-system inspection and rectification records, inspect escape routes and check basement parking conditions. The report does not establish the society’s present compliance status.
9. Paras Tierea, Sector 137
Assessment: High-caution candidate. The Sector 137 location can be relevant to an Expressway commute, but price alone is insufficient grounds to recommend immediate family occupation. Give current lift performance and maintenance records priority.
Before choosing: A serious lift malfunction was reported in May 2024 [N2]. The AOA later advertised lift-modernisation tenders [N7]. Obtain completed-work records, current lift inspection documents and independent resident feedback; a tender is not evidence of completion.
10. Gardenia Gateway, Sector 75
Assessment: Hold for independent structural review. A Sector 75 address or an attractive quoted rate does not establish living quality. Obtain satisfactory independent engineering evidence before advancing with a purchase.
Before choosing: A July 2026 ceiling-collapse report raises a material concern [N1]. Require an independent engineer’s inspection and relevant structural-audit and repair records before advancing. This article does not certify structural safety or recommend buying solely because the headline rate is low.
Chart 2: how much property value does the ceiling allow?
This is arithmetic, not a prediction of prices or available stock. At exactly ₹10,000 per sq ft, a 1,000 sq ft apartment reaches ₹1 crore and a 1,500 sq ft apartment reaches ₹1.50 crore. To meet this article’s “under” rule, the quoted property price must be below those amounts.
How to evaluate actual living quality before buying
This guide identifies location considerations and reported living-quality concerns. It does not substitute for an on-site inspection. For most societies, current independent evidence is insufficient to certify water quality, lift uptime, structural condition or financial health. Advertised amenities are not treated as proof that facilities work.
| Check | Evidence to obtain | Why it changes the decision |
|---|---|---|
| Daily services | Visit morning and evening; speak separately to residents in the same tower; inspect lift logs, water supply and backup arrangements. | A good flat can be difficult to live in if common services fail regularly. |
| Fire and structural condition | Inspect stairs and exits; obtain current relevant approvals, inspection records and any audit/rectification reports; engage a qualified engineer where defects are visible. | A discounted asking rate does not compensate for unresolved safety concerns. |
| Usable space | Measure bedrooms, kitchen and balconies; compare against the documented carpet area separately. | Two equal super-area flats can provide different amounts of private usable space. |
| Association and expenses | Review current maintenance bills, arrears, recent accounts, major repair plans, meeting records and parking allocation. | Recurring charges and large repair demands change affordability. |
| Legal transfer | Have an independent property lawyer check the title chain, applicable tower approvals, encumbrances, registration and transfer process. | A portal’s ready-to-move or RERA label does not clear an individual resale. |
| Family routine | Travel the actual office and school routes at normal hours; inspect the approach road after dark and ask about monsoon access. | A nearby landmark is less useful than a workable daily journey. |
Budget beyond the advertised rate
Ask the seller for a written cost sheet. Add applicable registration and duties, brokerage, transfer-related expenses, outstanding society dues and immediate repairs. Clarify whether parking and furnishings are included. This comparison does not assume one tax rate or a standard renovation allowance for every transaction.
Keep two calculations separate: quoted property price ÷ documented super area for like-for-like price comparison, and total acquisition outlay for your actual budget. If extra compulsory seller charges are discovered, recalculate eligibility rather than relying on the portal headline.
Our verdict: shortlist by routine, then eliminate by evidence
For an initial central-Noida comparison, inspect Princely Estate and Karmic Greens alongside Golf City. Buyers focused on the Expressway can compare Klassic with Ecociti, subject to tower and service checks. Zodiac may suit a Sector 120-focused routine; assess the current quote for the chosen unit.
Do not treat Paras Tierea, Gardenia Glory or Gardenia Gateway as unconditional “best for living” recommendations. Their reported concerns deserve specific investigation. Gateway should remain on hold until an independent structural review is satisfactory. Kosmos needs scrutiny of current maintenance and unit-specific documentation. Reject any unit that fails safety, documents or daily-living checks, even if its asking rate is attractive.

Frequently asked questions
Are there residential societies in Noida below ₹10,000 per sq ft in 2026?
Selected resale homes can meet this limit, but rates vary by tower, floor, condition and documentation. Confirm the current quote and documented super built-up area for the specific home; do not assume every flat in a shortlisted society qualifies.
Does this list include Noida Extension or Greater Noida?
No. Every shortlisted society is in Noida: Sectors 46, 75, 76, 78, 120, 134 or 137. Greater Noida West, Noida Extension and Greater Noida are excluded.
How is the price per square foot calculated?
Divide the advertised total asking price in rupees by the explicitly stated super built-up area in square feet. Do not divide by carpet area or assume a loading percentage to convert it.
Does under ₹10,000 per sq ft include registration and other costs?
No. The filter uses the quoted property asking price. Obtain a written breakdown of registration, applicable duties, brokerage, transfer costs, parking, arrears and repairs to calculate the actual acquisition cost.
Which society is best for a family?
There is no verified universal winner. Start with a location that fits school and work, then inspect the specific tower, services, usable area and documents. Princely Estate, Klassic and Karmic Greens are initial comparison candidates; none is safety-certified by this desk review.
How should buyers verify a current quote?
Obtain a written asking price and cost sheet from the seller, compare the area with the registered or allotment documents, and reconfirm availability before arranging a purchase.
Is a low resale price a reason to ignore maintenance or title concerns?
No. A lower rate may come with service, condition, approval or transfer complications. A price-qualified apartment can still fail a buyer’s safety or document checks.
