The Krishna Apra One State commercial property investment project (office space, retail shops) is situated in a very prime location of sector 62 Noida. The project is just walking distance from NH-9 Highway and from the  Electronics City Metro Station (sector 62 Noida metro station).

Krishna Apra One State is just a 10-15-minute drive from high-density population areas such as Indirapuram, Vasundhara, Pratap Vihar, Vijay Nagar, Siddharth Vihar, Sector 63A Noida, etc. The project is also surrounded by fully functional Industrial sectors such as 63, 64, 65, and sector 57 of Noida.

Sector 62 Noida is an IT/BPO company destination, already several big IT (Information technology) companies and higher educational institutes are working here such as Nuclear Software, IBM, IMS management college, IMS Law College, JP Management college, Noida Expo Center,  Airtel, and  JIIT, etc.

Krishna Apra One State is very well connected to multiple public transport facilities and other civic facilities. Overall it is an approachable location for commercial property.

Krishna Apra One State is a good location for office space investment but not for retail/food courts/showrooms. Actually,  it is located on a narrow congested 60-ft wide road, and right in the middle of the IT-Parks area, hence it is not a suitable location for retail footfall, and it is not even a visible location for the retail market. It is better to avoid investing in retail shops/food courts/showrooms, etc.

These days several commercial real estate developers of Ghaziabad & Noida offer some greedy investment plans to investors such as assured return & pre-lease guaranty payments plans etc.

Profitable resale in assured return & pre-leased guaranty property/projects takes a very long time to grow. There are several examples of flop-assured return projects in the Delhi-NCR area.
