The Aarcity Krishna Apra D Mall is situated in Shakti Khand-3 Indirapuram, Ghaziabad. It’s a 2-side open corner commercial property. This property is situated in low-rise residences areas of Indirapuram. Overall, For the retail business point of view the D-mall is not a very approachable location commercial property.

The D-mall Indirapuram is in the services since the year 2018.

Drawbacks | Bad Factors
There are several important factors, by which the D-mall does not get success, let us check a few points.

  1. Delay Possession:- The project was started in the year somewhere in 2004, and the possession date was set for the year 2006-2007, but the project was completed in the year 2018. Which was a major delay.
  2. If this project were to be delivered on time, then it can be performed very well, because of on those time there were no major commercial projects in Indirapuram except Shipra Mall.
  3. Unimpressive Layout:- The layout design of the project is not very impressive. Only road facing (Niti Khand-3) facing retail shops are properly visible. The ground floor and first floor shops are small sizes (i.e 300-500 sq ft super area). It means no brand can operate because the brands want a minimum of 1500 sq ft of carpet area and proper visibility. Which is difficult to arrange.
  4. Unimpressive Location: The Dmall Indirapuram is situated in a low-rise residency area (Independent plots & Builder floors), wherein every main road plot has retail shops outlets (unauthorized activity) which is negativity for D-Mall. All these illegal retail shops are properly visibly in comparison to Dmall retail shops. And all these unauthorized shops capture all the customers’ footfall of Shakti Khand & Niti Khand area of Indirapuram.
  5. All the retail shops of D-Mall is completely sold out by the developer. Actually, the Malls which are up for sale get defective. Only those Malls are working fine which has at least 75% stake for lease otherwise all other Mall type properties are the investment of 99% loss. Only a few Malls are running fine in Noida & Ghaziabad area such as Shipra Mall, DLF Mall Of India & GIP, etc. And all the above-said Malls has more than 75% stake for lease only
