Actually, there are two types of investors, the first one who buys retail shops or office space for self-use and the second one who bought it for pure rental income and sell when getting some appreciation.

So if you are buying it for your self-use, you can buy any size according to your uses, but if you are buying it for pure rental or appreciation income, then go for virtual space or buy at least minimum 1000 sq ft carpet area, because if you buy a small shop or office space for rental income you hardly get any brand.

The brands or multinational companies want the bigger space for their operations. And there are several must require things such as dedicated bigger parking spaces, negotiations in CAM charges, specific signage, dedicated power backup, bigger space in a single floor plate, and several must require NOCs, which are very difficult to arrange by a small or individual investor.
So that, before investing in any commercial project, talk to the developer, that you won't buying it for self-use, but for pure rental income, and handover/responsible it for the developer to lease out.

  1. Very well adviced. Never saw such genuine advice for real estate. Normally its builder who always appreciate their project avoiding drawbacks. Kudos to the writer.

    Bhutani Alphathum is still under construction, and very far from possession. It is better to complete Alphathum instead of new launch, in the almost same location.

    What’s the logic of Cyberthum? Why not complete Alphathum first?

    All these assured return means that they are taking money from your pocket and giving back to you. Actually, the assured returns are given in those projects that are difficult to sell. For commercial property investments in the current market scenario, it is better to wait. Don’t get fooled by the inaugural discounts and other freebies offered by brokers and developers. For commercial go for ready to move pre-leased units with good brands and long lease period or prime location retail with high-density population area.

    Till date, there is no Re-sale in Alphathum.

    The simple fact of an assured return & pre-leased is that the builder has sold an INR 1 Lakh value property, at the price of INR 1.5 lakh rupees and pay EMI for 10% or 12% till the possession or 3 to 4 years. After some time or after possession, when you go to the market to sell that property, then you hardly get any client at the desired price.

  2. Try to obtain and confirm every bit of information you can about an investment — not just the physical property but the history and potential future of revenue, operating expenses, and capital costs.

    Actually, an assured return is a spider net, you can easily enter into it, but it is very difficult to get out early.

    See the example of Corentham Noida. The booking price of this project was INR 4500/- per sq ft in the year 2004-2005, and nowadays resale price is INR 8K to per sq ft, the year 2018-2019. Investment/Money cannot be doubled even in 10 years.

    There are many examples of flop assured return projects.
    like Pacific Business Park, The AMR Great Adventure Mall, Assotech Business Crestera, Omex Connaught Place, Earth Noida Extension etc.

I read the review and found that is really appreciable…I am not a broker but had a small investment in alphathum..one thing is sure builder is really no his domain …it is written price is higher side and other charge is also on higher side…I visited their office yesterday and gone through drawing… it’s awesome project to cater MNC requirement with world class feature….as a civil engineer I can say price is reasonable because skyscraper cost are 20-30% extra than 30 story building due to pile foundation and working at height height is costly….it is going to be iconic building and sector 140a will be best location due to nearby two metro station …..project will take 48 month to complete….till then they will provide the assured return…if you don’t want assured return they will deduct the 70% amount of assured return upfront for 3.5 year……
    This is my point of view before investing you should also make some research….

    Based on the pros and cons. can you please suggest what would be a better option in cyberthum i.e Lockable or virtual space. I am looking for a space of around 600 sq ft.
    And what does IT space means.. Is there any restriction of opening several businesses in these lockable space.

      Virtual office space is a better investment in compare of lockable IT (Information technology) office space, It is a good term in a long period leasing to big brands.

      In an IT office space, you can run Information technology related business only.

  11. My broker is offering me Cyberthum mypod, area of 67 square feet, at around 5 Lakhs with assured return of 12% till possession. The possession date is Dec 2023. After that lease agreement of 3 years where guaranteed lease rent is around 5500 per month.
    Should I invest?

    • It seems you have negotiated really well. The cost of MyPod today is around 600000, and lease guarantee is 57 Rs per sqft, around 3819 per mypod.

Yesterday I have enquired about Cyberthum and given an offer by the developer of 12% assured return till possession and after that lease guarantee for 3 years @40/ sqft of 582 sqft area at 5990/- per sqft with a different payment plan is it a fair deal? TO BE NOTED: OFFERED COVID 19 PLAN PAY 40% NOW BEFORE MAY END AND GET 24% ASSURED GUARANTEED FOR ONE YEAR AFTER THAT 12%. CAN BOOK THIS BY PAYING 1LAC WITH ONE MONTH GRACE PERIOD. I am not sure when so many of saying don’t trap on assured rental or lease, according to my calculations this deal is for 35 lakh base prices + 7 lacs approx for GST and other charges ill get back 18lacs approx after completion and with 3 years assured leased guarantee if they give possession on time. My question is if I don’t take this ASSURED SCHEME THEN WHAT?
