The Ansal Hub 83 is situated on the 120 ft wide road of sector 83, New Gurgaon. This project is surrounded by several ready to move residential societies of sector 83 Gurugram. So can say that the location of Ansal Hub 83 is very impressive.

Fact Check
The Ansal Hub 83 is a prime location project but in this prime location several other commercial projects is also exists within a radius of 500-meter such as Vatika Inxt High Street, V Square 83 Avenue & Oodles Skywalk, Vatika INXT Market Place Phase-1, Floreal Towers, Vatika INXT City Center, KLJ Square, ABW Business Bay, Vatika Town Square, Vatika Trade Centre, Orris Business Square, Burman GSC Spectrum Centre, Realtech Union Square, The VSR Park Street,  Mapsko Shopping Arcade and Ameya Sapphire Eighty Three etc.

All the abive-said commercial projects creating investment competition in this location. There is a big gap in demand and supply. The supply is very high in comparison to the demand. So the investors may face a very tuff competition in leasing and selling their commercial retail shops and office spaces in Ansal Hub-83. So while investing be careful.

The Ansal Builder can very well put its customers under huge distress as they have done in their several projects of Delhi-NCR. This builder has developed a reputation for being a big-time delayer. Several residential and commercial projects in the Noida, Greater Noida, Ghaziabad and Gurgaon which was supposed to be completed in 3 to 4 years they take more than 10 years, and some are still far from completion.

The construction material used by Ansal in their projects is painfully below the standard which gives you a feeling that the builder has looted you with all your hard earned money.

Ansal builders already delivered residential and commercial projects security and maintenance is also very poor. Please check all the credentials of Ansal builders, Hub-83, before investing in this project or any other projects of the Ansal builder.

If you want to invest in the Ansal Hub-83 project, you must be prepared for the long-term delay in completion/possession.

Now the question is that, what’s the logic behind all these oversupply commercial? Is there any limit? Actually, there is no proper planning and re-planning of concern development authorities Of Haryana government (GMDA).

How much commercial property is needed and when it is needed, our government has no planning.  Actually, its a System failure and we all are the victims of this pre-planned cheating.

There is no planning or re-planning for commercial development in the new Gurgaon area by the government. Actually, It seems like a pre-planned loot of our hard earned money in the name of investment and growth.

The sectors 83, 82, 82A, and sector 85 of Dwarka Expressway residential societies have their own retail shop market to cater to daily needs and other retail needs for their residents. So that’s why The Ansal Hub 83 and other commercial properties/projects of this area are not safe for commercial investment.

The Maximum Mall or Mall type properties are not the good and safe investment options in the Gurugram and Delhi area. The maximum investors who invested in Mall type properties are in 99% loss.

Actually, only a few Malls is running fine in Gurugram and Delhi area such as Ambience Mall,  DLF Mega Mall, MGF Metropolitan Mall, and Select City Walk, Saket, New Delhi, etc otherwise all other Mall type properties are the investment of 99% loss.

The construction and possession of this  project depend on the sale of shops/space, so the project may be the delay.

Advantages | Good Factors
The ground floor retail shops of Ansal Hub-83 is properly visible and walkable, especially the road facing shops. The ground floor shops can give good returns after completion, possession of this project.

Advice
For a small investor, it’s better to go for small residential sector markets and visible/pickup road facing ground floor retail commercial shops in a high-density residential area.

If anyone wants to invest in sector-83, Gurgaon commercial properties we advice prefer ready to move projects. The Vatika builder’s commercial project is the much better investment in comparison of other builders of sector 83, Gurgaon.

For commercial property investment in sector 82 and 83, the Vatika City Center, Vatika Town Square, Vatika Town Square-2 and the Sapphire Eighty Three is the much better projects.

The investors who have their money into the project are already trying to sell their property and recover their capital. It has been a cumbersome experience for investors who deal with soft launch projects along Gurgaon or any other location along Delhi NCR.

Key Point
The Ansal Hub 83 commercial property is best suited if you are willing to hold onto a longer term for returns as it would take more couple of year for completion of the property and the market to appreciate in the locality. As for the location of the property is concerned it is a prime locality with all required amenities located within 3-5 km. And this is subjected to the completion of this project on the new set time frame, which seems fairly uncertain.

The prices won’t very much hike at least for a couple of years because of the huge unsold commercial property nearby the Ansal Hub-83 and Dwarka Expressway.

Products & Developer
The Ansal Hub 83 is under developing by the Ansal Housing. It’s a mix of land use commercial project/property. The Ansal Hub 83 consists of commercial retail shops, food courts, and office spaces, etc.

Conclusion
After analyzing all the above facts that the investment of Ansal Hub-83 may take a long time to grow. So invest carefully.
