Project Review: The M3M Cosmopolitan retail market is situated in the sector 66 Gurugram/Gurgaon. This project is developed by the M3M Group Builders. The M3M Cosmopolitan consists of retail commercial shops, and office spaces. Shops and office space are available in various sizes.

The M3M Cosmopolitan is in the services since the year 2017.

As per Location & Layout design
The M3M Cosmopolitan commercial complex is situated on the 130 ft wide Golf Course Extension Road, surrounded by several ready to move residential societies. The layout design and elevation of this project is not very impressive.
The M3M Cosmopolitan location is good. But this project has very small frontage.  This commercial complex is not properly visible and walkable. So can say that the location and layout design of the M3M Cosmopolitan is not very impressive.

Advice
the prices won’t very much hike at least for a couple of years because of the huge unsold commercial property on the Golf Course Extension Road, Gurugram.

Ready to move M3M Urbana and under construction, AIPL Joy Street is the better projects for commercial property investment on Golf Course Extension Road.

Price
At present The M3M Cosmopolitan, commercial retail spaces/shops are available for sale and resale at the price INR Rs 13K to INR Rs 30K per sq ft depends on the floor, location and asking price. The office space price is INR Rs 8K per sq ft approx, depends on the floor, location and asking price.

The price of M3M Cosmopolitan is already on the higher side for investment, and there is not very much scope of early growth.

Lease Price
The retail commercial shops of the M3M Cosmopolitan now leased at the price INR Rs 50/- per sq ft to INR Rs 120/- per sq ft per month the office space lease price is INR Rs 40/- Per sq ft per month to INR Rs 50/- per sq ft per month.

Conclusion
Price is already on the higher side in the M3M Cosmopolitan retail commercial shops and office space. And there is not very much scope of early growth.
