The Indiabulls Real Estate builder has an extremely poor record of completing their real estate projects in the set time frame, not even a single real estate project is completed till date or in the set time frame.

The Maximum Mall or Mall type properties are not the good and safe investment options in the Gurugram and Delhi area. The maximum investors who invested in Mall type properties are in 99% loss.

Actually, only a few Malls is running fine in Gurugram and Delhi area such as Ambience Mall, DLF Mega Mall, The MGF Metropolitan Mall, and Select City Walk, Saket, New Delhi, etc otherwise all other Mall type properties are the investment of 99% loss.

As we analyze that there are almost no construction activities or very slow construction in the entire Dwarka Expressway sectors (New Gurgaon). The development planning’s of the state government has been moving at a snail’s pace.

The Dwarka Expressway (New Gurgaon) township has been under construction/development since the last 08 years, nobody knows when it will be complete.

The Gurugram Metropolitan Development Authority (GMDA) has turned this area of the Dwarka Expressway into a nuisance zone. The builders are fear free and are allowed to do all sorts of nasty things.

At present, the public transport facilities to Indiabulls One 09 Mall is limited.

The construction and possession of this project depend on the sale of shops/space so the project may be the delay.

Actually, the assured return plan is a trick of fundraising. The Real estate developer sells its non-salable property with a greedy plan on a very higher price, to innocent customers in the name of assured return. They are making you fool.

Advice
if you are an investor and have money in your bank/pocket to buy and if you rely on brokers then every project is selling fast. However, things get changed drastically when you go in the market to sell anything or even the same property you bought thinking there is a huge demand for it, the same broker tells you, sir, there is huge downfall and no buyer is in the market or tells you a rate you won’t afford to sell and bear the huge loss.

Moral of the paragraph is that don’t believe the builders marketing hype, do your own research or take help of an expert.

Conclusion
The project is good for retail business startups.
After completion, possession of Indiabulls One 09 Sector -109 Gurgaon, investors may get a minimum of 5% per annum return if the builder complete this project in the set time frame or before other surrounding projects of sector 109 of New Gurgaon.

Today’s scenario, it is important to check the builders credibility The Indiabulls Real Estate is not a trusted builder and investment in an under construction property/project like the Indiabulls one-09 is very dangerous. If such projects get halted, it is quiet next to impossible to get back your money without legal action.
    My experience– thing which I more worried that I will get only one communication from the builders which is for always the demand letter. And rest is nothing.

    just keep away from Indiabulls. Guys don’t put your hard earned money in any under construction project of the Indiabulls Real Estate. Their credibility is nothing. My suggestion to all is not to deal with them they are cheats of the highest order.
