Review : Investment in NX One, Noida Extension, Loss or Profit

Project Review:The NX One is situated in the Techzone-4 of the Noida Extension (Greater Noida West). This project is under developing by the DAH Group. This project is mixed land use property, with IT/ITES office space, Retail Space, Corporate Suites and Residential Apartments. It’s a 25-acre land allotted by the Noida Authority.

Possession | Construction Update
At present this project The NX One is under construction. This project is launched in the year of 2012-2013. The promised date of delivery of the project is in the month of December, 2018. There is very slow construction activity at the site of the NX One (NX 1), so this project can be delay for more than 4-5 years.

The NX One (NX One Mall) is situated in the prime location of the Techzone 4, Noida Extension (Greater Noida West). It is located on the entry side 130 ft wide Noida Greater Noida link road, surrounding with serveral residential societies of the Kishan Chowk and Techzone 4, Noida Extension. It’s a Mall type property.
The NX One is 100% visible to all passers coming from the Kishan Chowk, Central Noida and the NH-24 Highway so we can say that the location of the NX One Mall is Excellent.

Drawbacks | Bad Factors
The NX One location is prime but in this prime location, several other prime location Mall and office space type commercial property/projects are also exist, like, the Gaur City Mall, the Galaxy Blue Sapphire Plaza, the Galaxy Diamond Plaza, the Boulevard Walk Mall, the Mall of Saya, the Mahagun Mall, the PKS Town Central, The Ufairia Mall and the Sarvottam Golden i Mall etc.

All above said commercial projects/properties  are in the same location, same products and all are commercial Mall type projects. All above projects are under construction. So all these Mall type properties are creating investment competition in this location.

As there is a big gap in demand and supply of commercial projects/properties in this location of Kisan Chowk & Buddha Chowk. The supply is very much high in comparison to demand of this same kind of commercial projects/properties in this location.

So at present and in future or after completion, possession investors can face problems in leasing and selling their commercial retail shops and office spaces in the all above commercial projects. So we advice that be careful while investing in all above said commercial projects.

This project the NX-One is already delayed for more than two years and nowadays construction activate in the NX One is very slow and to see the present situation of this project it seems that the construction of this project will hardly complete.

In the Ghaziabad, Noida and Greater Noida area, all Mall or Mall type properties are not a good and safe Investment options. The maximum Investors who invested in Mall type properties is in 99% loss.

In the whole Ghaziabad, Noida and Greater Noida area only a few Mall is running fine like The Shipra Mall, Indirapuram, The GIP Mall and The DLF Mall of India, sector 18 Noida, etc otherwise all other Mall type properties are the investment of 99% loss.

The construction and possession of this kind of project depend on the sale of shops/spaces, so the project may be the delay.

Advantage | Good Factors
The layout design of this project, the NX One, is very impressive and the ground floor main road facing retail shops are properly visible from outside main road, so we advice that the investment of ground floor retail shops maybe give good returns after possession.

Key Point | Advice
This commercial property the NX-One is best suited if you are willing to hold onto a longer term for returns as it would take more than 7 year (or even more) for completion of the property and the market to appreciate in the locality. As for the location of the property is concerned it is a prime locality with all required amenities located within 2-4 km. And this is subjected to the completion of this project on the set time, next year, i.e December-2018. which seems fairly uncertain.

It is probably not the right choice of investment for those who are looking for ROI in the next year or so. Given the doubts surrounding the possession date, there may not be a real appreciation of value for resale in a year. In fact investors who are trying to make a sale of their property in the NX-One are now struggling to reach their initial investment. Despite having brought their prices down, there aren’t any takers to buy these properties.

These days developer of the NX-One project offering buyers so many interesting payments plans to invest in this project/property, commercial retail shops, and office spaces, like the 12% assured return and the 50-50 payment plans etc.

That builder/project who offer this kind of investment offers are not in the category of secure investment. As our experience most assured return properties are an investment of loss.

Do not put your hard earned money in the builder’s seduction, assured return & lease guaranty properties are always an investment of risk. So invest wisely.

Basically, the assured return & lease guaranty is nothing, the real estate developers sell their low money property at a very higher price and return your hard earned money in the name of the assured return to you in the form of EMI. Actually, they are making you fool.

Price | Lease Price
At Present retail shops are available in the NX One, at the price of INR Rs 19K per sq ft, on the upper ground floor, INR Rs 17K per sq ft on the first floor, and office spaces price INR Rs. 3590/- per sq ft, and corporate suite/serviced apartments price INR Rs. 19/- Lakh, plus other charges.

The price is high for investment in the retail shops, but the price of office space and corporate suites/serviced apartments/studio apartments is reasonable in the NX One.

So we advise that the investment in the office space and corporate suites/serviced apartments/studio apartments can gives good returns in future.

These days the developer of the NX One Mall, offering many attractive schemes to customers to invests in this property, like the 12% assured return, lease guaranty, and 30-70 payment plans.
That builder/project who offers this kind of investment offers is not in the category of secure investment, as our experience most assured return properties are the investment of loss.

Conclusion
After analyses all above facts that the investment in the NX One Mall, Techzone-4, Noida Extension, is 50-50, it can be the gain or not to be, but definitely not gain handsome returns.
