The NX One is under construction. This project was pre-launch/ launched in the year of 2012-2013. The promised date of delivery of the project is set for the month of December 2018. This project may be the delay for more couple of years. (NX-1). The revised possession date according to RERA is December-2024.NX-One RERA Registration No. UPRERAPRJ4746.

The NX One (NX One Mall) is situated in the prime location of the Techzone 4, Noida Extension (Greater Noida West). It is located on the entry side 130 ft wide Noida Greater Noida link road, surrounding with several residential societies of the Kishan Chowk and Techzone 4, Noida Extension. The NX One is 100% visible to all passers coming from the Kishan Chowk, Central Noida, and the NH-24 Highway so we can say that the location of the NX One Mall is Excellent.
If construction/possession of the NX ONE Mall is completes in set time frame or on before set time frame or on before other surrounding commercial projects of this location, than this commercial project can give excellent returns to investors because at present there is no ready to move big commercial project in this location of Kisan Chowk, (Gaur Chowk) Noida Extension (Greater Noida West) to cater shopping, entertainment and other retail needs for nearby residents.
If anyone wants to invest in this location of Noida Extension (Kisan Chowk & Buddha Chowk) commercial properties we advice prefer advance stage construction projects or ready to move projects. We strongly advise avoiding soft launch/pre-launch/new launch/primary stage under construction projects of this location completely.
Drawbacks | Bad Factors
The Kisan Chowk (Gaur Chowk) and Buddha Chowk of the Noida Extension have oversupplied commercial projects. This location already crosses the limit of commercial property development.
It is a fact, that NX-ONE has a prime location project but in this prime location, several other under construction Mall type and mix land use properties also exist in this same location, like, The Gaur City Mall, The Galaxy Blue Sapphire Plaza, The Galaxy Diamond Plaza, The Boulevard Walk Mall, The Mahagun Marina Walk, The IDI London Mart, The PKS Town Central, The Sarvottam Golden i, the Ufairia and the Mall of Saya etc
All above said commercial projects/ properties are in the same location, the same products and all are commercial Mall type projects. All the above projects are under construction. So all these Mall type properties are creating investment competition in this location.
All above-said commercial projects s are within the 500-meter radius. And all these projects have the same products. All are commercial/retail/office space/serviced apartments/studio apartments/Mall type properties.

There is a big gap in demand and supply. The supply is very high in comparison to demand of this same type of commercial products/projects/properties in this same location of the Noida Extension.
Maximum Mall or Mall type properties are not the good and safe investment options in the Ghaziabad, Noida and Greater Noida area. The maximum investors who invested in Mall type properties are in 99% loss.
Actually, only a few Malls is running fine in Ghaziabad, Noida and Greater Noida area, like The Shipra Mall, The GIP Mall, The DLF Mall of India etc otherwise all other Mall type properties are the investment of 99% loss.
The construction and possession of this project depend on the sale of shops/spaces, so the project may be the delay.
This commercial property the NX-One is best suited if you are willing to hold onto a longer term for returns as it would take more couple of year for completion of the property and the market to appreciate in the locality. As for the location of the property is concerned it is a prime locality with all required amenities located within 2-4 km. And this is subjected to the completion of this project on the set time frame.
It is probably not the right choice of investment for those who are looking for ROI in the next year or so. Given the doubts surrounding the possession date, there may not be a real appreciation of value for resale in a year. In fact, investors who are trying to make a sale of their property in the NX-One are now struggling to reach their initial investment. Despite having brought their prices down, there aren’t any takers to buy these properties.
These days developer of the NX-One project offering buyers so many interesting payments plans to invest in this project/property, commercial retail shops, and office spaces, like the 12% assured return and the 50-50 payment plans etc.
That builder/project who offer this kind of investment offers is not in the category of secure investment. As our experience most assured return properties are an investment of loss.
Do not put your hard earned money in the builder’s seduction, assured return & lease guaranty properties are always an investment of risk. So invest wisely.
Basically, the assured return & lease guaranty is nothing, the real estate developers sell their low money property at a very higher price and return your hard earned money in the name of the assured return to you in the form of EMI. Actually, they are making you fool.
Price | Lease Price
At Present retail shops are available in the NX One, at the price of INR Rs 19K per sq ft, on the upper ground floor, INR Rs 17K per sq ft on the first floor, and office spaces price INR Rs. 3590/- per sq ft, and corporate suite/serviced apartments price INR Rs. 19/- Lakh, plus other charges.
The price is slightly high for investment in the retail shops, but the price of office space and corporate suites/serviced apartments/studio apartments is reasonable in the NX One.
The investment in the office space and corporate suites/serviced apartments/studio apartments of NX-One can give good returns in future.
These days the developer of the NX One Mall, offering many attractive schemes to customers to invest in this property, like the 12% assured return, lease guaranty, and 30-70 payment plans.
That builder/project who offers this kind of investment offers is not in the category of secure investment, as our experience most assured return properties are the investment of loss.
The investment in IT-Office space and corporate suites of NX ONE may give minimum 4% to 5% per annum return if this project completes on or before other surrounding commercial projects of Kisan Chowk & Buddha Chowk. Otherwise, the investment in NX-One may take a very long time to grow. So invest carefully.
