Project Review : The Sarvottam Golden i, is situated in the Techzone-4, Noida Extension (Greater Noida West). This project is under developing by the Sarvottam Group. Its a mix land use project. This project consists of IT/ITES Offices space, Retail Commercial Space, Corporate Suites and Residential Apartments. It’s a Mall type commercial project. In this property commercial shops and office space are available in various sizes.

Possession | Construction Update
This is the most uncertain query of the entire project. The promised date of delivery/possession is in the year of December 2018.  The project is under construction. The construction is very slow. So this project may be the delay for more couple of years or even more.

The Sarvottam Golden i is situated in the prime location of the Noida Extension (Greater Noida West). It is located on the Noida Greater Noida link road of the Noida Extension, nearby the Kishan chowk.
It’s a corner property both sides are wide roads. It is the just two-minute drive from the Noida and just 5-minute drive from the Ghaziabad NH-24.

This project is just walking distance from upcoming Kishan Chowk Metro Station. This is the only commercial project which caters the whole residential belt of Techzone-4, Noida Extension.
Approx more than 20 thousand families expected to reside in the next three years at this location of Techzone-4, Noida Extension. It’s a mix land use commercial property.

Drawbacks | Bad Factors
This project is already delayed for more than two years and the construction is in primary stage at the Sarvottam Golden i, and to see the present situation of this project it seems that the construction of this project will hardly complete.

The Maximum Mall or Mall type properties are not the good and safe investment options in the Ghaziabad, Noida and Greater Noida area. The maximum investors who invested in Mall type properties are in 99% loss.

Actually, only a few Malls is running fine in Ghaziabad, Noida and Greater Noida area, like The Shipra Mall, The GIP Mall, The DLF Mall of India etc otherwise all other Mall type properties are the investment of 99% loss.

The construction and possession of this project depend on the sale of shops/space so the project may be the delay.

Key Point
The point to be noted that according to our experience that the investment in any retail commercial shop/project should be done only when its external structure is visible. Only just looking at the map or in the soft launch and pre-launch stage of any retail/Mall commercial project and investing in it is very risky.

The property is best suited if you are willing to hold onto a longer term for returns as it would take a couple of more years (or even more) for completion of the property and the market to appreciate in the locality. As for the location of the property is concerned it is a prime locality with all required amenities located within 3-5 km. Basically, the Assured return and Lease guaranty is nothing, the real estate developers sell their low money property at a very higher price and return your hard earned money in the name of the assured return or rent to you in the form of EMI. Actually, they are making you fool.

Advantages | Good Factors
That the Sarvottam Golden i is 100% visible to all passers from surrounding residential societies like The Amrapali Leisure Valley, The Amrapali Crystal Homes, The Supertech eco village, The Arihant Arden, The Ace Aspire and much more. So the visibility of the Sarvottam Golden i is excellent.

At present the layout design of the Sarvottam Golden i is very impressive, an especially ground floor retail shops layout is very good. (Which is subject to the approval of shown layout map) The Maximum commercial retail shop of the ground floor is properly visible from the main road. The ground floor commercial retail shops are double height.

The project has sufficient parking space for stakeholders and visiting guests.

    In any retail market main road facing ground floor shop are the best commercial investment

  3. There is a big gep in demand and supply, in whole noida extension this kind of mall and office space type projects/properties are everywhere,

    mean to say that supply of IT-OFFICE space and mall types properties are too much, so as I think investment in this kind of properties is not a wise decision.

      price is also resonable in both project, both project are very near to kishan chowk, but in both projects construction work is very very slow. so both project can be delayed more than 5 years

    There are many doubts regarding construction, possession date,assured return, map approvals , project delay etc.

    Possession Date: 48 Months From the map Approval date.

    Map Approved date is 16/06/2017

    Assured Return: There is no assured Return

    and It’s not a mall type of property. It’s Heigh street Retail Market, like – connaught Place.
